Randy Lazer has specialized in residential real estate investment for 31 years in Las Vegas, and is in the top 1% of all agents with his career production, closing hundreds of millions of dollars of residential property. Prior to real estate, Randy had a long background with economics and finance, having received a BA in Management Sciences from Duke University, and an MA in International Economics, with a specialization in International Finance, from Michigan State University. Randy has served as an economist and financial analyst for Federal and State governments, and large private sector firms, and has applied his business and analytic background to real estate, in evaluating the current worth of homes, land, and commercial developments, and of projecting future appreciation. Randy also has taught courses in several areas of law, including Business and Real Estate law, and has mentored and instructed hundreds of licensed real estate agents. Randy Lazer has personally been in an estimated 15,000 homes, likely more than any other agent in Las Vegas, and has fully renovated or contributed to the renovations of dozens of residential investment properties. It is from this experience that Randy Lazer has the knowledge of selecting the optimal cabinetry, countertops, flooring, paint, and landscaping for a specific property, while he works with suppliers and contractors who minimize costs. Randy often saves his investment clientele 50% of what would normally have been spent for necessary renovations for realizing maximum proceeds from a sale, and has represented several home builders in Las Vegas. There are numerous properties that Randy has negotiated the purchase for investment clientele, in which he directed the renovations which yielded significant six figure profits. Two recent examples are a high rise that was purchased for $439,000, in 2021, in which $50,000 was expended for a complete renovation, for which that high rise sold for $682,000, 18 months later, with a profit of $193,000. Randy also negotiated the sale of a half acre compound that has estimated costs of acquisition and renovation of $1.35 million, that in this market should sell in the vicinity of $2.3 million upon completion in the next few months, likely approaching a near $1 million profit. One of Randy's great strengths is negotiating the best possible contract for the clients he represent, as Randy has taught classes to licensed realtors of the very best techniques of negotiation, while Randy has personally overseen negotiations on hundreds of real estate contracts for homes, land, and commercial property. Randy has sold homes in almost every area of Las Vegas, Henderson, and North Las Vegas, and has sold many residential properties worth well over $1 million with respect to current pricing. Last year Randy represented the buyer on a purchase of a $5.4 million home in Anthem Country Club that was nearly 13,000 square feet. Randy Lazer has run 25 marathons, climbed the highest mountains in the continental US, and performs classical and jazz on both the violin and piano. Randy has an upcoming jazz violin cd that should be released in 2023, and he also has a book in final edit on reversing heart disease.
